Decide which services can increase your home’s value the most and set an estimated budget for the work.

When you’re ready to start, your Compass agent will be by your side as you engage contractors and vendors.

Once the transformation is complete, your home will go on the market.

You’ll pay for the services and any applicable fees* when one of the following happens – your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date. Subject to program terms that may vary by market.
Guidelines
Concierge Capital, Provided by Notable, Approval Guidelines:

Home list price must be under $3M
Homes priced up to $4M are eligible in the state of California. -
Client must have sufficient equity (see below for explanation)

Maximum budgets are based on the listing's geographic location, please see here for a comprehensive breakdown by region. Budgets are capped at the smaller of the following:
- 5% of list price
- Regional maximum - Budgets are capped at a maximum of $25k in most regions and $40K in SoCal and SD, $50k in NorCal. Both of these assume client has sufficient equity
Pricing and Fees
Pricing has been introduced in the following States. These fees are based on the primary residence of the applicant.
- TX, IL, NC, SC, ME, FL, CT, NJ, DE, MN, WI, WY, KS, MS, IN, DC, MD, VA, TN: 6% annual interest rate (only charged on amount used)
- WA: Flat fee of $400 paid by your client (loan minimum $10k)
- CA: Flat fee of $750 paid by your client (loan minimum $5k)
- NY & PA: Flat fee of $500 paid by your client (loan minimum $4k)
- GA: Flat fee of $500 paid by your client (loan minimum $3k)
- MA & NH: Flat fee of $500 paid by your client (loan minimum $6k)
- CO, HI, ID: Flat fee of $500 paid by your client (loan minimum $5k)
- RI: Flat fee of $500 paid by your client (loan minimum $2.5k)

Subject to the terms of your Compass Concierge Loan Agreement, funds provided by Compass Concierge are to be repaid once one of the following happens (whichever occurs first): your home sells, you terminate your listing agreement with Compass, Compass terminates your listing agreement, 12 months pass from your Concierge start date or Notable otherwise suspends your Compass Concierge loan for any reasons stated in the Compass Concierge Loan Agreement. Concierge Capital loans are provided by Notable Finance, LLC, NMLS# 1824748 and are made or arranged pursuant to a California Finance Lenders Law license. Loan eligibility is not guaranteed and all loans are subject to credit approval and underwriting by Notable. Compass is not a lender and is not providing loans as part of the Compass Concierge program. *Depending on your state of residence, fees or interest may apply.
Eligibility. The Concierge Bundle Credit is available solely to sellers who list a home with Compass, utilize the Concierge program, and choose to use Chartwell for escrow services in connection with that residential home sale and Concierge project. Sellers meeting all applicable requirements are entitled to the Concierge Bundle Credit outlined herein. Affiliated Business Arrangement. As is set forth in Compass’ separate Affiliated Business Arrangement Disclosure (“ABAD”), Compass has business relationships with Concierge, Chartwell, and certain other providers (together, the “Affiliated Companies”). Each of the Affiliated Companies is indirectly owned, in whole or in part, by Compass, Inc. Any referral by one of the Affiliated Companies to another may provide the referring company, its affiliates, and/or their employees with a financial or other benefit. You are NOT required to use any Affiliated Company to do business with Compass. See ABAD for further detail, including estimated charges. No Required Use. While Chartwell is available as a closing company option for you, and Concierge Bundle Credit is available only if you use Compass, Concierge, and Chartwell, you are not required to use Chartwell or the Concierge program to obtain real estate brokerage services from Compass.
